New, Efficient Lighting Scheme Installed For Property Management Client

About

Westminster Square is a quiet, peaceful residential development made up of 6 blocks surrounding stunning and leafy courtyard gardens, complete with secure underground parking.

Westminster Square offers a 24-hour uniformed concierge service and is located adjacent to Lambeth North Underground, a few moments from Waterloo Station and the South Bank.

Brief:

Future Lighting was asked to undertake a survey of the existing internal lighting solution to identify the areas where lighting could be improved in terms of efficiency and emergency backup compliance, whilst investigating options to reduce ongoing maintenance costs and to improve the overall feel of the internal areas.

We understood that the brief was broad and that the main considerations and aims were to improve the current emergency coverage to all internal and final exit areas and to enhance the overall experience for the residents and visitors.

Upon visiting the site, the general observations were that the entire site lacked emergency coverage and suffered from a lack of efficient control measures as well as some mismatching colour temperatures and visual comfort issues due to the layout and products currently used. There were also some reported early failures of units.

The Future Lighting Solution:

Following a successful trial, the client commissioned us to proceed with a new, efficient scheme throughout the development.  We removed all the high-power, super-inefficient lights and replaced them with new, low powered LED alternatives that retrofitted to existing locations.

We also had to address the lack of control methods to switch off any unnecessary lighting.

We zoned lighting in sections and controlled these zones with integral or remote microwave occupancy and light-level detection.

The system also incorporated a new emergency lighting system throughout.

Overall the system has enhanced the blocks, drastically reduced energy costs and confirmed emergency lighting compliance..

This new system is now fully warrantied for the next five years covering any failures, meaning a zero-spend for the next 5-years.

Following on from a very successful lighting project completed in the block’s underground car park last year, to then be instructed to upgrade the internal lighting too was fantastic news for our business.

It highlighted total client satisfaction, which is what Future Group has been built on.
