Future Regeneration & Future Security: New Archers Court

Project Location: New Archers Court, a unique residential block backing on to the Thames.

Project Scope: The project involved redecoration and installation of a new intercom system, as detailed within the tender.

Recordation: The redecoration encompassed all internal spaces including the entrance lobby, bin store, electrical room, bike store, lift lobby, staircases, and hallways. While the choice of colours was not specified, the brief required matching the existing colour scheme for most areas and selecting a new colour for the entrance lobby. The colour match machine facilitated this task. Additionally, all apartment doors were varnished to enhance their appearance and durability.

Door Entry: Managed by Sean, the door entry system installation included the following specifications:

  • Manufacturers: Dahua
  • System: 2-wire IP video intercom
  • Kit: 2 panels and 10 video wall monitors
  • Key Features:
    • Bespoke made 316 steel video entry panels to match the existing system footprint, eliminating the need for additional builders’ works.
    • Utilised the existing system cabling with the 2-wire IP setup, resulting in no new wiring requirements and minimal system downtime.
    • Bespoke white back plates for the 7″ video wall monitors to cover the old system footprint, thus avoiding the need for redecoration.
    • A 4G router for system call forwarding to the client user app, enabling users to answer calls on authorised smartphones.

New Signage: New fire doors and fire exit signs were installed to comply with safety regulations and improve navigability within the building.

Minor Repairs:

  • New Perspex was fitted on the main door to replace damaged panels.
  • New coir matting was installed to improve cleanliness and aesthetics in the lobby.
  • The lobby floors were sanded and varnished to restore their finish and extend their lifespan.

Project Management: The project was managed by Louis Hart, who oversaw all aspects of the work, ensuring timely completion and adherence to quality standards.

Toughest Part: The most challenging aspect of the project was liaising with directors and residents to keep everyone informed and satisfied throughout the process. Coordinating access to apartments for the necessary works also required careful planning and communication.

Best Part: The most rewarding part of the project was seeing the block refreshed and revitalised, with a new intercom system that actually works. The successful completion of the project resulted in a rejuvenated living environment that residents could be proud of.

This case study highlights the complexities and rewards of managing a major works project in a residential block, emphasising the importance of effective communication and meticulous planning in achieving successful outcomes.
