Project Overview
Following several successful EV infrastructure projects delivered in partnership with James Andrews Residential, Future Group was instructed to design and install a fully future-proofed EV charging infrastructure solution throughout the underground private residents’ parking facility at 50 St Edmund’s Terrace.
Historically, residents only had access to standard 13A domestic sockets for vehicle charging. As EV adoption within the development increased, this presented several growing concerns, including:
· Increased strain on the existing electrical infrastructure
· Potential fire and electrical safety risks
· Unmonitored electricity consumption impacting communal service charges
· Lack of a scalable long-term charging solution for residents
To address these challenges, Future Group designed and delivered a complete passive infrastructure solution across all 37 private parking bays.
The installation successfully secured approximately £22,000 in OZEV funding, significantly reducing upfront infrastructure costs for the development and residents.
At project completion:
· 10 residents immediately transitioned to fully active smart charging points
· The remaining 27 bays were fitted with Easee Ready smart-connected backplates, complete with QR-code activation capability, allowing residents to seamlessly upgrade to active charging as EV ownership increases over time.
This approach provided the development with a true “designed for life” EV infrastructure solution — scalable, intelligent and ready for future demand without further disruptive infrastructure works.
Installation Details
The installation was completed within just three weeks, with careful planning and phased working practices ensuring minimal disruption to residents throughout the programme.
The project included:
· A dedicated EV distribution solution serving the entire charging network
· Integrated smart load-balancing technology to dynamically manage electrical demand across all active chargers
· Full integration with the building’s fire alarm system, enabling automatic disconnection of the EV infrastructure during emergency conditions
· Seamless integration with the TAP Electric billing and management platform
The TAP Electric platform ensures:
· Individual resident billing
· Full usage transparency
· Remote charger management
· No financial impact to communal electricity supplies or service charge budgets
The completed system now provides residents with a safe, intelligent and highly scalable EV charging network capable of supporting the continued transition towards electric vehicle ownership within the development.
Ongoing Support & Maintenance
Following the first 12 months of operation, Future Group will provide its dedicated EV Planned Preventative Maintenance (PPM) package, including:
· 24/7/365 remote monitoring and support
· Site attendance assistance
· Bi-annual maintenance inspections
· Charger cleaning and condition reporting
· Compliance testing and certification
· Software and operational support
This ensures the system continues operating safely, efficiently and reliably for both residents and managing agents.
