Case Study: Imperial Square, North Finchley
Client
Encore Estate Management
Location
Imperial Square, North Finchley, London, N12 8QR
Project Overview
Future Regeneration was appointed to deliver a comprehensive internal and external redecoration programme across multiple residential blocks at Imperial Square. The objective was to refresh communal areas, improve durability, and enhance the overall appearance of the development for residents and stakeholders.
The scope covered both small and large residential blocks, alongside a range of ancillary areas including bin stores, bike stores, storage rooms, and pump rooms.
Scope of Works
The project included:
- Full preparation and decoration of walls, ceilings, and woodwork across all blocks
- Use of Dulux paint systems to match and maintain the existing aesthetic
- Installation of aluminium corner protection to high-traffic areas
- Extensive repair and redecoration of bin stores
- Refurbishment of bike stores, storage rooms, and pump rooms
- External door and frame preparation, repair, and repainting
- Additional protective measures such as metal sheeting to prevent ongoing damage
Challenges
Every project has its plot twist, and this one arrived courtesy of the British weather.
External door painting required specific temperature conditions to ensure proper adhesion and finish quality. During the programme, colder weather made it unsuitable to complete these works to the required standard.
Rather than compromise on quality, the decision was made to delay external door painting until conditions improved, ensuring longevity and a professional finish aligned with Future Regeneration standards.
Solution & Delivery
Future Regeneration maintained programme momentum by:
- Prioritising internal works and communal areas
- Sequencing external elements around weather constraints
- Maintaining clear communication with the client throughout
- Returning at an appropriate time to complete external decorations properly
This approach ensured that quality was never sacrificed for speed, while still delivering the majority of the project on schedule.
Outcome
The project was successfully completed, delivering:
- Significantly enhanced communal spaces across all blocks
- Improved durability in high-use areas through protective detailing
- Refreshed and consistent visual standards throughout the development
- Long-term value through high-quality materials and workmanship
The delayed external works were completed under suitable conditions, ensuring a finish that will stand the test of time.
Client Impact
Encore Estates management now benefits from a revitalised residential development that:
- Improves resident experience
- Supports asset value and marketability
- Reduces future maintenance requirements
Conclusion
This project is a strong example of Future Regeneration’s commitment to quality-led delivery and practical problem-solving. By adapting to on-site conditions without compromising standards, the team ensured a smooth, successful outcome and a high-quality finish across Imperial Square.
